Realtors - How to Save Sales and Eliminate Squabbles Caused by a Buyers Inspection

Why do buyers that perform a DIY Home Inspection end up purchasing the house more often, than a buyer that has a hired inspection? And why do sellers that do their own home inspection sell their homes in less time, and have a smoother closing process, than a seller than does not do a home inspection? Read On.

Home buyers that do their own DIY Home Inspection are less likely to develop a list of repairs and concerns as large as a hired Home Inspectors list of repairs and concerns. Why is that? A buyer doing their own Home Inspection, with a good inspection guide (instruction) and report will see defects that they know they are capable of correcting, or they have a friend or relative that can makes these repairs. Consequently, the defects are not listed on their inspection report.

Another reason: After signing an earnest money agreement, home buyers, often talk and plan on remodeling certain areas of their new home. They are not concerned at all with these areas, while inspecting. Defects found in these areas are rarely on their report. While a hired inspector will list everything he can find to limit his liability. And last but not least, the dialog between the hired Home Inspector and the buyer, while discussing issues found, can "kill deals". The communications by the Home Inspector needs to be handled just right and delicately, or the buyer ends up with a bleak picture of the home, when in fact the home is a solid home.

A Buyer doing their own DIY Home Inspection gives them more free time in their new home and they will know the home better and have a better understanding of the working components. This builds a stronger tie between the buyer and the home.

A good DIY Home Inspection Report should have included, a "Pre-Inspection Agreement". The Pre-Inspection Agreement should be written to eliminate any liability between you, (the Realtor), and your client (buyer or seller). Your client would simply read and sign the agreement and give you a copy for your records.

Most DIY Home Inspection Reports on the market do not have instructions to guide your client through their inspection or a Pre-inspection Agreement. They consist of a checklist only, without an instruction guide. These Inspection Reports are useless unless the user has a good back ground in construction and the working components of a home.

Today, many Realtors are recommending to their home sellers, to have a Home Inspection before, or at the time it is listed. And for good reasons, statistics will show homes that have had a Pre-Inspection before the listing, have sold faster, because the buyer has more confidence in the home, especially if the seller is willing to do an inspection on the home they are selling. The seller is being "up front" about the home.

For the Realtor, knowing what defects are present gives you and the seller time to discuss what should be fixed and what should not, (perhaps sell As Is). And, it allows the seller to do their own repairs or shop for the best price for the repairs. The seller's inspection will provide an accurate and complete disclosure protection for the Realtor and the seller. It may also be used to help the seller rethink the selling price of the home.

A good selling point for sellers is to have your completed Inspection Report available for buyers when they walk through. Always leave the completed report in a conspicuous place. Reading this Report is valuable to the potential buyer and shows the seller is up front about the home and its condition. The report will show defects and if they have been corrected, it is suggested to give them that update in the report as well.

A Buyer or Seller does not have to be an expert to diagnose many problems found in a home and most repairs have do-it-yourself remedies.

The internet is changing the real estate industry.

The value of the internet for Realtors will vary according to each market. Here in Sarasota, Florida the internet works well for real estate agents because we have a lot of people buying second homes. Most of those people will start their search on the internet. Making six figures will be difficult in a small, rural market where the internet is not that widely used to find homes for sale.

This biggest challenge to a Realtor is finding clients to work with. There are many ways to find clients - internet, farming a neighborhood, social clubs, direct mail, open houses, door knocking, friends and relatives, etc. I have seen successful Realtors use any and all of these sources of business. There is no one formula for success, there are many. Find out what works best for you. I am not saying that getting business from the internet is the best focus for a Realtor. The highest producing real estate agents in any market are not the ones who focus solely on the internet.

Benefits of using the internet to get business

• This is a passive form of sales. You put your message out on the internet and people hopefully will contact you. It does not require you to knock on doors or cold call.
• There are a lot of people using the internet to find homes. This is how it works now and I don't believe it will change. It is so easy for a person to hop on the computer and see real estate for sale within seconds. With new technology it will get easier and easier for home buyers.
• If you have a website that ranks well in the search engines you will receive a lot of leads. Most of them will be buyer leads.
• You can get leads via email while you are out doing other things.

The negatives of using the internet to get business

• Most people who use the internet are typically very early in the buying or selling stage. This requires a great follow up program. Most buyers will start on the internet 6-8 months before actually buying. The internet prospects rarely lead to an immediate sale.
• Loyalty is a problem. People surfing the internet have so many choices. There are so many Realtor websites out there that most buyers are not loyal. Since they do not have a previous relationship with you then why would they be loyal? It is not a fault of the buyer. That is just the nature of getting new business. This is not just a problem with internet clients but all new clients.
• You meet a lot of tire kickers or people who want free information. This happens with other lead sources as well.
• Building a website that ranks well in the search engines is extremely time consuming. It is getting tougher everyday getting a good ranking in the major search engines. You won't rank well and stay there. It is an ongoing task. Be prepared to do some work.
• You are at the mercy of the search engines. Most people won't find your site unless you are on page 1 or 2. I recently was #1 for numerous search results on Google. In November of 2005 Google changed their algorithm. I lost most of those #1 results.

Pick your own domain name

Get your own domain name. Don't be cheap and use one of those free subdomains. That will cause problems when trying to rank well in the search engines.

Pick a website provider

There are so many website providers out there. You can go with a custom (more expensive) website or template website. If you don't want to work on the site yourself be prepared to spend some money. Your site needs work so you can do it or you can hire someone else to do it.

Do some homework and preferably get a referral from another Realtor on who to choose. Some of the more popular template real estate website providers are: Alamode, Advanced Access, Point2

I personally use Real Estate Webmasters for my websites. Their websites are very search engine friendly.

If you want a website like no other have it built specifically for you. It costs more money but could be worth it. I have seen many top ranking sites use these and other website providers.

Make your website sticky

Alright, so you created your own domain name and started a website. You either have a custom kick butt original website or a template site. You can make money from both of them. Now, you need to make it sticky. That means when people visit your site you want them to stay there.

Most people visit Realtor websites to see homes. Remember that fact. Get a website that shows homes for sale. You can do this by having IDX(internet data exchange) or VOW(virtual office website) capabilities. These are simply two different ways to show people homes for sale with slight variations.

Most Realtor Association offer access to an IDX. IDX allows websites to show listings from all participating brokers. This is is a necessity in my opinion.

Create original content that users would like to see. Most agents just get a template website, make a few minor changes and then pray that someone finds them. This won't cut it. Either create the content yourself or hire someone to do. Search engines like original content and I think they reward sites where the webmasters has spent some time and built a useful website.

Make sure you have plenty of ways for people to contact you on your website. It is very important to have links to your email or better yet forms for people to fill out if they want more information or questions.

The goal of the website is to start a relationship with the potential buyer.

Ranking well in the search engines

This is probably the most important, and hardest tasks.

My website is on the first page of Google and MSN for several search phrases. There are thousands of articles, books, websites and discussions on how to rank well in the search engines. Many people spend all day, every day trying to figure out how to get their site at the top. You can choose to do this if you want. It is a time consuming process.

If you want more immediate results you can use Pay Per Click (PPC). When you do a search on any of the three major search engines you will see Sponsored Results or Sponsored Websites. You can pay to be on the first page of the search phrases you want. In a competitive real estate market like Sarasota, Florida the desired search phrases can be expensive. Keep in mind that you can have the best website in the world but if no one can find it you won't make a dime. Search engines and using PPC can generate a lot of traffic.

What to do when you get leads

Remember, most internet leads are long term prospects. Most home buyers or sellers start early. You have to implement a program to build the relationship and stay in contact with them. This is the hard and boring part in my opinion. It requires a lot of discipline. You can create some sort of database or file system to continually stay in contact.

When I get interested buyers that are not ready to do anything immediately I set them up on an automated property email program. They tell me their requirements and my MLS system will email them daily with any new listings. It is a good way to stay in their face. However, if you don't contact these people via phone or email regularly there is still a good chance you will lose them. Stay in touch with them because most agents give up quickly on prospects.

Once you have a website that is getting plenty of visitors you will get leads. Some of them good, many of them bad. This is where your sales skills come into play. Your database of prospects will grow.

Know your market well

Make sure you know your real estate market. You will get many leads from people who are unrealistic about property values.

I rank well for people searching for Siesta Key real estate That is a gorgeous barrier island off Sarasota, Florida. It is not an inexpensive place to buy real estate. I frequently get visitors on my website who want to buy at unrealistic prices. Don't spin your wheels on prospects that won't accept current prices. This requires you to know your market well.

Don't be afraid to fire a prospect

The focus is to work with serious, realistic prospects. Again, don't spend too much time on people who will only buy when they find the deal of the century or the seller who wants must more than the market will bare.

Make sales goals

Let's say you want to gross $150,000 a year from the internet. Find out what your average commission is in your area. In Sarasota, Florida most of the homes on MLS are offering a 3% co-broke. If my average sales price is $400,000 then my average gross commission is $12,000. Therefore, I need to sell about 13 homes. Obviously, these numbers will change for your market. Work the numbers and then make your goals.

In a nutshell:

• Build a good website that visitors find useful and make it easy to contact you.
• Rank well in the search engines either through organic listing results or pay per click. Pay per click is more immediate and probably the best option for most.
• Create a database of the website leads and be diligent about staying in contact with them.
• Work with good prospects and don't waste your time on unrealistic prospects.
• Make sales goals and work hard to achieve them. I have somewhat oversimplified this process. There are a thousand more details that can't possibly be mentioned in this article. However, this information will definitely get you started to building a six figure income career in real estate from the internet.

A Short Self-Injury Primer for Parents, Teachers and Friends

Angelina Jolie was on Inside the Actors Studio last year and she mentioned that when she was younger and life got too painful for her, she used to cut herself. This remark was made by her almost in passing. It wasnt questioned by host James Lipton. He didnt ask her why or what she meant by cutting herself. Yet cutting, burning and other forms of self-injury are very serious issues around the world.

At any given time, one percent of the population is using or has used self-inflicted physical injury as a means of coping with an overwhelming situation or feeling, according to the American Self-Harm Information Clearinghouse. Self-injurers come from all walks of life; they are from every socio-economic group, from a diverse range of ethnicities and countries, from any sexual persuasion, from any level of education. Self-injurers can also be of any age and gender. The main thing they have in common is that they cut, self-abuse or self-mutilate in an effort to relieve themselves from pain or distress. And as the ASHIC website points out, Self-mutilation implies falsely that the primary intent is to mark or maim the body, and in most cases this isnt so.

People start to self-injure for a variety reasons. They may have a biological predisposition to hurt themselves or a lack of experience dealing with strong emotions. Or they may have done somethingpicked at their B68skin, bit themselves or hit a wallduring a time of stress and realized that this action released some pent-up negative feelings. Some treatments use medications (mood enhancers, anti-depressants, anxiety calmers) to ease the urge to self-harm. Therapy and medicinal combination can be done on an inpatient basis with an understanding hospital staff, or on an outpatient basis with a psychiatrist or other medical professional.

The most important thing for you as a friend, a teacher or a family member of a self-injurer is to try not be frightened, isolated or feel helpless (things that the self-injurer may be feeling too). Why Self Help Books Fail

If you are reading this you're probably one of those people with a number of self help books that are currently accumulating dust in your bookshelf and self help ebooks that are filling up your computers memory, or you're just curious of what I have to say. Either way I know you will agree with me.

First of all, I'm not gonna claim to be an expert in this particular field because I am not, in fact I need help as well, badly.

I've read a number of self help books myself, and those books that are accumulating dust in your bookshelf, I am sure you've read them too! You were inspired by them, you were moved by them, it even got you teary eyed at some point! But the question is, "why are you still the same old you?" If these books are so helpful, why are you still struggling? Makes sense right?

Now, let's take a look at how we call these books. "Self Help" and let's write that in reverse "Help Self" Wow! Now does that mean that I have to do something after reading the book? If these books are so powerful, I should be a changed man after reading them from cover to cover, right?

Wrong! Let me tell you something I found out about these books. First of all they are great and I like to thank all the people who wrote them and shared their experiences with us. But I tell you, not unless you have the determination and drive to make your life better everything in those books will be fictitious to YOU. Yes, It all goes down to "YOU" all the inspiration and all the knowledge you gained will all be wasted if you do not put them to use. They will be accumulating dust in your brains just like the books in your bookshelf. And you will still be living the same old life that you were trying to change or make better in the first place.

Now, let me ask you a question. "Do you really want to make your life better?" If your answer is no then stop reading and find yourself another article coz you are wasting you time my friend, If yes then do this! Let us do it together ok? I told you I need help too so I am doing this with you.

I want you to close your eyes and start looking at yourself. Assess yourself and think of the things that you are currently doing right now, once you have them, classify them into.

"Things that are greatly contributing to my life" and

"Things that are contributing less or things that are completely just wasting my time.

And then concentrate on doing more of the things that are greatly contributing to your life and less of or totally eliminating those activities that does not. And then, make another list of the things that you know you should be doing to achieve more in your life like starting a business or getting a masters degree or just plainly looking for work a5B4nd make an outline on how you plan to achieve these things. Make yourself a goal!

Come on, get a pen and paper and write down your goals. The achievable goals and the impossible goals! I wrote down mine just before I wrote this article. Write down how you plan to achieve these goals and share it to your family and friends so you'll get all the support you need. And everyday make an assessment of close you are in achieving your goals and ask yourself

"What did I do today that contributed to my goal?" and shame on you if there is none.

Remember you have to stay focused, you have to have the perseverance and discipline so as not to stray from your goals, just think of the rewards that you will get once you're there up top with everything that you could ever dream of.

A Journey To Ending Self Sabotage

Let's face it from time to time we all feel life is just one big struggle with a series of never ending problems. However, life doesn't have to be that way. Life is not about struggle and overcoming problems. Life is about pursuing and creating what we truly desire in an easy and stress free manor.

Are your desires continuing to elude you? Are you struggling to create your desires? Did you know that you could be self-sabotaging yourself and you don't even know it?

Maybe your desire is to have more money. While you may consciously desire to have more money, your sub-conscious may hold a belief that it's to hard to make more of money. As a result, very little happens or no progress at all. This can apply to anything you desire. Simply put, your conscious side wants something but your sub-conscious side does not!

Why do we self-sabotage ourselves? We try to change our behaviors to become more successful in business or career but yet we fall back into our comfort zone. Can you identify with this? If you can I have great news for you... that's all about to end. Your going to be able to create the life you desire and remove any and all road blocks that have been standing in your path up till now!

It's critical to understand this disharmony between your conscious and sub-conscious is what is keeping you from your desires. This conflict between the the two sides creates a negative emotional energy block within your electro-magnetic system. As you already know, negative emotions / energy attracts the things you do not want. This is what creates self-sabotage, there is a term for this called Psychological Reversal 1B0Ewhich describes what we consciously want and what we actually do.

All, self-sabotage is the result of psychological reversal. Understanding psychological reversal is important because it can be mistakenly blamed on things like poor motivation, lack of will, laziness, or any number of other forms of character defects. Which when we don't achieve our desires leads to feelings of failure, self-blame, guilt, shame, self-judgment, and self-persecution. This then leads to the belief that we need to deny or punish ourselves. This self-limiting system continues to run on auto-pilot unless you consciously do something to change years of sub-conscious, self-sabotage conditioning.

When psychological reversal is present little to no progress will be made and you will be literally blocked. Psychological reversal occurs when the energy system of the body changes polarity. This will happens outside of one's awareness. It's similar to putting batteries into a electronic gadget backwards, when you turn it on nothing happens because the polarity was reversed. After you placed the batteries in the correct position everything worked normally.

What I have found with myself and most people is, we do very well in many areas of our lives but are psychologically reversed in specific areas which seem to be out of reach. Now, this does not mean we are weak or have a character defect. Psychological reversal has nothing to do with character. However, when there is psychological reversal anyone will have a problem with the polarity of their body. Due to the negative self-defeating fears, phobias, and self-doubts, our body's energy systems begin to work against us. As a result no amount of positive thinking will work.

You are not weak and the world is not against you. It's your own energy system that is causing the problem. Your batteries are in backwards!

Now how does this affect you? No matter what you want in life, or what problems, or fears you want to eliminate, psychological reversal will stop you dead in your tracks. It will limit you in any area of your life mentally, physically, emotionally, and spiritually. So you may have good intentions and consciously want to improve your life but sub-consciously you have programed limits as to how much achievement or improvement you can accept. You may say you want that or you believe that but you conscious and sub-conscious have totally different agendas. This will automatically undermine anything you desire or plan.

This will only lead to a spiral of creating negative things into your existence. It becomes a vicious cycle and you generally settling for so much less then we deserve. We then go through life struggling for the things that we want and coping with our problems and fears the best way we can.

The good news is that you can remove and replace the programs that limit you just as I did. In fact, psychological reversal can be correct quickly and easily. The fundamental rule of all self-help books and training programs is this; if you want to change your reality, you must change your consistent thoughts. By doing this through your constant thoughts become your new reality.

The problem is most people is that they are carrying around thoughts of their past abuses, fears, failures, and guilts. Those consistent thoughts have become their reality. The condition of their life proves them right and they will continue to manifest this until they choose to remove these blocks.

Remember yesterday's thoughts have created your present and today's thoughts are creating your future. Everything we experience in our outside would is a mirror, our conscious thoughts and feelings and more importantly our sub-conscious thoughts and feelings send out a signal to the world to attract into our lives exactly what we believe about ourselves.

Again changing your consistent thoughts, because doing this automatically changes our reality. The first step in the process is to erase the limiting beliefs or thoughts keeping us from what we desire. Second replace the thoughts with new ones. To accomplish this you must begin by identifying which thoughts offer the most resistance or where you self-sabotage yourself. You begin by talking about what you want and why you cannot achieve it. Identify what your negative self-talk is. Your self-talk creates your consistent thoughts. You talk yourself into believing what is true.

Exposing these useless limiting beliefs weakens there influence. The problem with these limiting beliefs is that they cause negative blocks in our energy system. Beliefs as you know are very powerful some are true and some are not.

Next find words that cause positive emotions, words like excited, first place, blessed etc. Affirmations are statements we make everyday. Look at your self-talk it reveals our existing affirmations, beliefs and attitudes.

The persistent repetition of an affirmations along with emotions, conditions the mind to see things differently. The affirmation will eventually become installed as a constant thought. Remember consistent thoughts become our reality. Affirmations are the easiest most powerful ways to replace negative thoughts and create the life you desire, they are highly reliable and they always work when used in a consistent manner.

What will cause you to continue down the same road... negative friends and co-workers, family, tv news radio news and print with all negative reports, religions that make you feel bad about yourself, violent movies, violent books, violent music.

If you are like me (before I read this book) - you believe that Self-Help books are for losers. (Losers are people who dont have it in them; people who just keep moaning about life and how external factors prevented them from making it). This little book made me sit up and acknowledge how wrong I was.

Every one needs help at some stage of his/her life. I dont mean financial help - I mean good old morale boosting help. And if you dont have a best friend....if you dont have a special someone to give you that morale boosting talk, dont worry, Who moved my Cheese is here!

Read this little book with an open mind - read it with an open heart. I am not saying that the book WILL change your life. All I am saying is that it CAN change your life IF you give it a chance. And if you are the cynical sort and believe that you dont need advice, then fine you have wasted a few minutes of your life on a worthless book...no big deal....no harm done.

Coming back to our friendly neighbourhood mice, they spend their lives looking for cheese. Again, cheese is a representation of "success" - the reader should substitute "cheese" with his/her goal(s) in life. After all everyone has a different view of what constitutes "success". Right, so our mice and little people are looking for "cheese" which they think (the cynics know) will keep them happy. They live in a maze which represents the world WE humans live in. Each of them has a diff5B4erent method of finding his cheese and each finds his own "stash" of special cheese their type of cheese. They settle into a rhythm - each morning they wake up and go to their cheese. And thats how life is, isnt it? Read the book to answer these questions.... maybe it will change your life as it did mine. After all (and here I change Benjamin Franklins quote a bit)...in this world, nothing is certain but death, taxes and change.

Wow! Lots of people sure do hate self-help books. One of my former coworkers had a mini-tirade when she saw a self-help book on top of the New York Times Bestsellers List. According to her, those kinds of books dont deserve national attention. And another friend of mine never hesitates to tell me how useless self-help books are. According to him, self-help books are only beneficial to the people who get rich writing them.

Whats wrong with helping someone solve a problem thats obviously causing emotional or physical pain? Everyone needs help every once in awhile, and its not always possible to speak with a person. And even if there is someone to talk to, that doesnt mean they can help. When youre surrounded by negativity and people who cant even begin to give you advice, then self-help books are useful.

Im not ashamed to admit that self-help books have helped me tremendously. The Power of Positive Thinking, by Norman Vincent Peale, encouraged me to venture away from small town life to explore life in New York City. Beauty for Ashes, by Joyce Meyer, taught me to overcome emotional baggage collected from years of verbal abuse. These are only two examples out of many. These books provided the guidance and information I needed to make positive changes in my life.

People who say self-help books dont work miss one very important fact: No one can help a person who refuses to be helped. A person can read hundreds of books on overcoming child abuse, but that doesnt mean anything will change. The books arent junk just because the reader doesnt change overnight. Adjusting thought and behavior patterns takes time. Its not as easy as switching to a different television show.

Im not nave. A number of self-help books are junk. Its true that you cant believe everything you read. The advice may be useless, unrealistic, or just plain bad. Theres good and bad in any industry. And theres always someone waiting to cash in on a trend. However, thats no reason to trash an entire industry because of a few con artists.

Another criticism I hear often is that self-help books are for stupid people who need common sense in a book. Thats ridiculous. There are things that require much more than common-sense knowledge. If youre an alcoholic who wants to quite drinking, common sense says just stop drinking. But does anyone honestly believe its that easy? A se580lf-help book could be the first step towards sobriety.

I think the world would be a better place if more people read self-help books. Im not suggesting we become self-help book addicts, and spend more time reading than living our lives. What Im saying is that personal-growth is beautiful, and can make life better for everyone. No one is harmed if a self-help book provides the help a person needs. And if you would laugh at a person for trying to better themselves, then maybe you need to read a few a self-help books as well.

Here, the currencies shown on the left side of the chart are the base currencies and the currencies along the top are the quote currencies. From this chart we can derive the currency pairs by following the row for each base currency. Using the UK pound as the base currency we get the following currency pairs:

GBP/CAD = 2.18147

GBP/EUR = 1.47591

One important point to note is that there is no standard format for multiple currency charts and you will sometimes find charts with the base currencies running along the top, rather than down the left-hand side. The only way to know which form of chart you are looking at is to recognize at least one quote. Stock Market Trading Using Technical Analysis - Bolllinger Bands Squeeze

Using Bollinger Bands for market analysis has become a widely popular method for determining price direction. Bollinger Bands will work with any market and are useful for identifying price volatility.

The bands expand or move in the opposite direction when volatility of a stock, commodity or index increases. The higher the volatility the wider the bands become. As volatility decreases the bands begin to come together or move towards each other. Once volatility bottoms out the bands begin to move parallel to each other. Price action tends to move sideways and can touch the upper band and the lower band before breaking out to a more volatile environment.

During this period of low volatility the bands are in what is known as a "squeeze". That is, the bands squeeze the price together and it seems contained for a period of time. This is a good price setup that often leads to large price movements when prices break out of the squeeze. Look for prices to move to one of the bands, touch the band and continue moving in that direction. The bands then begin to expand once again and volatility returns. Prices tend to continue in the direction of the break out for awhile, often correcting back to the trailing moving average, then continuing in the direction of the trend. Once prices correct back to the moving average and close above that point, caution is warranted as this could lead to a period of reversing price action and a change of trend.

It should be noted that occasionally when prices begin to break out of a squeeze and head in a certain direction that they may reverse in what is known as a "head fake", and continue in the opposite direction in what is usually a very strong move. What this looks like on the chart is a move to one of the bands (either top or bottom), the band begins to expand in the direction of the move, prices begin a small correction and consolidate, then they either continue the break out direction or they reverse. Other indicators such as momentum or stochastics can help to determine if the move is for real or not. Either way there is going to be a strong move, it's just a matter of getting on the right side of the move. If a position is taken on the direction of the initial break out and prices reverse, it would pay to reverse your position as well.
